Housing associations in the West Midlands provide affordable home ownership. Their aim is to improve the quality of people’s lives and make it easier to find a suitable place to live. The current housing crisis has a number of impacting factors including practical travel restrictions and financial strains. The WMCA is trying to make this recovery inclusive and fair for all and has been working with CDV to make this happen.

West midlands combined authority
The West Midlands Combined Authority and five leading housing associations have signed a memorandum of understanding, or MoU, on the delivery of affordable homes. Through this partnership, the WMCA hopes to increase housing supply and land availability in the region. Its aim is to deliver 300,000 new homes in the next 15 years. The partnership will develop a business case for housing projects that will meet the housing policy objectives of the Combined Authority.
The Combined Authority will report on outputs and outcomes, as well as liaise with national schemes. It will also look at housing and growth proposals, which it will have to discuss with the government. It will also discuss bicycle safety measures. These will be considered by the WMCA’s board members during its regular meetings.

The WMCA has ambitious plans for the area, including the introduction of Modern Methods of Construction by the end of 2019. The region has a history of manufacturing and is renowned for automotive and related industries, but the changing societal trends are causing significant disruption in the traditional industries. Walsall housing group limited

Low-cost home ownership
There are a number of schemes available to help low-income households purchase their own homes. One example is the New Build Homebuy scheme, which allows participants to buy up to 25% of a newly built home. The housing association will normally buy the remaining share. These participants can then gradually increase their share of ownership over time, with additional shares being bought at market value. Stamp Duty Land Tax is only paid when the share of ownership reaches 80%.
If you can’t afford a full share of the property, you can also opt for a shared ownership scheme. Through this scheme, you can buy a percentage of the property and pay rent for the remainder. Once you’ve saved enough money, you can buy a larger share, eventually purchasing the whole property. If you’re unable to afford the full amount of the property, the housing association can buy back a quarter of the property to keep it affordable for you.
One Manchester runs the Learn2Earn initiative to help tenants find work and volunteer opportunities. It also owns and manages more than 12,000 homes in east, south, and central Manchester. The organization sees its role as place-making, and it’s committed to helping residents manage their money and start businesses.
Shared Ownership is another government-backed scheme to help people afford a home. Through this scheme, tenants can purchase part of their homes and save money on mortgages and deposits. The amount of money that tenants need to pay can vary from 10% to 75%.
